Community, Progress and Vision: Highlights from the 2025 POA Annual Meeting

On October 22, 2025, the Cordillera Ranch Property Owners Association (POA) held its Annual Meeting of the Members at Voss Middle School. The evening was a resounding success, marked by a wonderful turnout of over fifty properties represented. The Board of Directors and POA staff were encouraged by the level of engagement, as the meeting serves as a vital touchpoint for property owners to stay informed about the management and future trajectory of our unique community.

Local Partnerships and Public Safety

The meeting kicked off with presentations from two key local leaders: Kendall County Commissioner Andra Wisian and Fire Chief Adam Hawkins. Commissioner Wisian provided a comprehensive update on county matters that directly affect Cordillera Ranch residents. Her report highlighted ongoing road repairs and enhancements designed to improve regional connectivity and safety. Furthermore, she shared positive news regarding financial changes that are providing much-needed support to the Bergheim Volunteer Fire Department, alongside other beneficial county-wide updates.

Following the Commissioner, Chief Adam Hawkins shared current statistics and operational updates for the Bergheim Volunteer Fire Department. He detailed the department’s call volume, coverage area and recent staffing updates, emphasizing the department’s commitment to providing rapid emergency response to the Ranch. The POA continues to value these strong relationships with county and emergency officials who help maintain our quality of life.

Fiscal Stewardship and Architectural Growth

General Manager Kevin Koether took the stage to report on the financial health of the Association. A major highlight was the announcement that the POA hired the firm Armstrong, Vaughn and Associates to conduct a thorough audit of the financials for the 2023 and 2024 fiscal years. The results were exemplary: the audits showed no irregularities, and the auditor issued a “clean unqualified opinion.” All minor suggested journal entries were completed, ensuring the Association remains on firm financial footing. Kevin also provided a transparent review of the 2024 balance sheet and income statements, breaking down the specific expense categories that keep the Ranch running.

The growth of the community remains steady and impressive. Kevin shared that in 2024, the Architectural Review Committee (ARC) handled 32 new home construction submittals and a staggering 191 ancillary submittals, ranging from pools and landscaping to remodels and fencing. As of the meeting date, 26 new homes have been approved year-to-date, with 29 more currently under review. In total, Cordillera Ranch now has 48 homes either under construction or approved to begin, with another 29 in the design review phase.

Operational Excellence and Infrastructure

The modernization of Ranch operations was a key theme, specifically regarding the EntranceIQ gate management system. The system has seen a 92% adoption rate, with property owners providing overwhelmingly positive feedback. Current data reveals that the Ranch sees an average of 501 vehicles per day across all gates, with over 50% of that traffic entering during the peak window of 6:00am to 11:00am.

Significant physical improvements were also completed this year to enhance the aesthetic and structural integrity of our shared spaces:

  • Roadways: Following recommendations from a licensed geotechnical engineer, the POA completed asphalt repairs on over a dozen roads, totaling approximately 9 miles. Additionally, the roads at River Park were regraded with a new stabilized base to combat erosion.
  • Lighting and Aesthetics: The entry lighting from Highway 46 to the North Gate was completely replaced with over 150 new fixtures. These fixtures utilize dichroic lenses to target specific light spectrums, providing a vastly improved nighttime aesthetic.
  • Community Parks: The Pavilion Park baseball field received a major refresh with new clay and infield sod. Furthermore, backstop padding was added to both the Pavilion Park and Springs baseball fields to improve safety and appearance.
  • Maintenance Facilities: To ensure the longevity of our assets, all entry monuments were deep cleaned this year — a task that is now on a recurring two-year schedule. The POA also built a new chemical storage facility and installed fully monitored fire detection systems at the maintenance shop buildings.
Looking Forward to 2026

As the meeting concluded, the POA presented its roadmap for 2026. Major goals include the continued prioritization of community road repairs, the restoration of the Kreutzberg entry, and landscaping refreshes at the Highway 46 and Joe Klar entries. These projects reflect the POA’s ongoing commitment to preserving the beauty and value of Cordillera Ranch.
