When Jeff Floyd set out to design and build his home at Cordillera Ranch, he approached the process from a perspective few homeowners ever experience. As President of Operations and Co-owner of Paul Allen Custom Homes, Jeff has spent years guiding clients through the custom homebuilding journey. This time, however, he stepped into the role of client himself, using his own home as an opportunity to test the team’s process, design philosophy and attention to detail from start to finish.

A contemporary interpretation of Hill Country architecture welcomes visitors with clean lines and natural materials. The exterior features concrete flat roof tiles, gray Lueders limestone and Azek siding that mirrors the warmth of wood while offering long-term durability. Expansive windows and bold architectural peaks nod to traditional forms while setting a modern tone.
For Jeff, building his own home offered valuable insight into what Paul Allen Custom Homes clients experience firsthand. “It was a unique experience for me to go through the process as the client this time,” he said.
Set on a prime Cordillera Ranch homesite, the residence was designed to embrace Hill Country living at every turn. Floor-to-ceiling windows, a purposefully oriented layout and a seamless blend of indoor and outdoor spaces allow the home to respond naturally to the surrounding landscape. The result is a residence that feels both contemporary and deeply rooted in its environment. “The style of the home is Hill Country Transitional,” Jeff said. “We wanted tall ceilings and a contemporary feel, but to warm it with natural materials like wood and stone and open views to the outdoors.”
Spanning 5,605 square feet, the home was designed with entertaining, comfort and flexibility in mind. Distinct wings connected by light-filled galleries create both privacy and flow, while the central courtyard anchors daily life around outdoor living. From casual gatherings to large-scale entertaining, every space was intentionally crafted to support the lifestyle Jeff envisioned. “My inspiration for this house was to capitalize on the views of the lot,” Jeff explained. “We wanted to see the sunsets in the evening, but still be shaded so you can enjoy the outdoors and the view. That’s what inspired the large central courtyard with the covered patio.”
For Jeff, the finished home represents more than a personal milestone. It stands as a testament to the value of a thoughtful process and a collaborative team. “The outcome reinforced that it takes a great team to deliver a home like this,” he said. “It gave me a deeper appreciation for what our clients experience and what it means to truly guide them every step of the way.”
Outdoor living takes center stage with a pool that wraps around the home, offering multiple access points, a swim-up table and seating and views across the Hill Country. Water features spill gently into the pool, while a fire pit anchors the covered patio. Wood ceiling treatments with wraparound LED lighting create a warm ambiance for evenings spent outdoors.
Designed as the heart of the home, the great room showcases a custom ceiling treatment unlike anything seen before. A floating ceiling with sheetrock beams and tongue-and-groove wood above adds dimension and warmth. The floor-to-ceiling fireplace features porcelain slab cladding, a wraparound mantel and linear lighting, while a gray Lueders limestone accent wall grounds the dining area while bringing the outdoors inside.
The oversized utility area is designed for both function and style. Black cabinetry contrasts with white countertops, backsplash and flooring, creating a clean, modern workspace that supports daily living behind the scenes.
The kitchen balances openness with separation. While tucked away, it offers sightlines to the backyard, central courtyard, game room and dining area. Leathered quartzite countertops anchor the space alongside a Wolf® and Sub-Zero® integrated appliance package. Two-toned cabinetry pairs gray perimeter cabinets with clear alder accents at the island, vent hood and wine columns. A subtle light cove ceiling above the island adds architectural interest.
The primary suite functions as a private sanctuary, wrapping around the courtyard with views and access to outdoor living. The bathroom features marble countertops, rift-cut white oak cabinetry with a soft gray-brown stain and a floating vanity with underlighting. A freestanding tub sits before a wall of windows overlooking a serene outdoor shower and is set apart with a black pebble floor that contrasts with the white porcelain tile.
Tucked into the primary wing, the office offers a quiet retreat with built-in desk cabinetry and vaulted ceilings accented by tongue-and-groove wood. A pitched window mirrors the ceiling line, filling the space with natural light while maintaining a sense of calm and focus.
The game room was designed with entertainment in mind. The attached bar features blue quartzite countertops, a geometric-textured tile backsplash and dual serving areas. An awning-style window opens to the outdoor kitchen, allowing drinks to be passed directly to guests by the pool. Vaulted ceilings with white oak beams and a gray Lueders limestone accent wall complete the space.
