Investing in Our Community: A Look At Recent Upgrades

The Cordillera Ranch Property Owners Association has been busy this year with capital improvements throughout the Ranch. We are committed to investing resources to enhance and improve Cordillera Ranch for our property owners. These ongoing projects are part of our dedication to maintaining the highest standards for our community.

Upgraded Camera Systems

Upgrading our camera systems at all mail centers with the advanced Verkada cameras used at the entries was a top priority. Multiple cameras were installed at each mail center, including an upgrade of license plate recognition cameras. The Verkada system allows us to search not only by license plate, but also by the color and type of vehicle. This advanced capability significantly enhances our ability to monitor the mail centers and entries. Additionally, Verkada’s features allow us to link a camera feed directly to the Sheriff’s office, providing critical support should we have an emergency onsite requiring law enforcement. As part of our comprehensive plan, we will also be adding additional cameras at the Clubs Drive circle, as this location is a high-traffic area. Overall, the Verkada system has been a substantial benefit and upgrade for the community.

New Landscape Lighting at Highway 46

With a mindset of subtle elegance, we’ve completed the full replacement of the landscape lighting at the Highway 46 entry. The project started with first analyzing what areas of the entry we wanted to highlight, including our majestic oak trees and the unique native landscape. We then developed a preliminary plan, including different light fixtures, transformer locations, and a selection of dichroic filters to modify the light spectrum on specific fixtures.

A key consideration throughout the project was our appreciation for the beautiful night sky we are fortunate to have in Cordillera. We collaborated closely with the vendor to ensure that the new lighting would cast as little light pollution as possible. To achieve the perfect balance of illumination and minimal disruption, we met multiple times onsite in the evening hours to assess and modify fixture locations, filter colors, and critique the project. This meticulous attention to detail ensured that the final result was both functional and aesthetically pleasing. The vendor was also tasked with providing a complete and thorough as-built plan for the POA, which will be invaluable for any future repairs and additions to the lighting. Our dedicated POA Maintenance Team also spent many hours installing new junctions and electrical pull boxes to ensure repairs could be made quickly and efficiently.

Proactive Road Maintenance and Upgrades

Road repairs and upgrades began early this year and will soon be wrapping up, a project that is critical for the ongoing POA. To ensure a professional and data-driven approach, the POA hired an engineer specializing in road evaluations to provide a comprehensive report on the conditions of the roads in the Ranch. This report included useful life expectations and suggested repairs, giving us a clear roadmap for the work. The POA had all critical repairs completed and has begun the proactive process of crack sealing and seal coating roads around the Ranch. This involves two key steps to ensure our roads remain in top condition:

  • Crack Sealant: This is applied to prevent water penetration into the asphalt and base layers under the asphalt. By sealing these cracks, we prevent damage from water freezing and expanding, which can cause significant deterioration.
  • Seal Coat: After the crack sealant is applied, a seal coat is applied to the entire length and width of the road. This layer fills in micro-cracks forming in the asphalt and smooths over transitions where crack sealant was applied. The seal coat also helps extend the usable life of the asphalt, providing a protective layer against the elements and daily wear and tear.

After the seal coat application is complete, striping and reflective road buttons will be installed where applicable to enhance visibility and safety. The POA will continue the use of preventive crack sealant and seal coating in following years, as well as having continued evaluation performed by an engineer to ensure the highest standard of care is used for the roads. 

These ongoing investments in our community are a testament to the Cordillera Ranch POA’s dedication to preserving and enhancing the quality of life for all residents.
