Welcome

After a robust year of new home starts and sales in 2017, this year looks to be more of the same with construction activity even up slightly over the prior year. With 43 homes currently under construction in Cordillera Ranch (41 of which are sold), up slightly from a year ago, the growth throughout the community continues to be strong. 17 of these homes under construction are in the Clubs Village with the balance in the Ranch Community and The Springs. There are another 24 homes in architectural design review right now, indicating that the construction activity will continue. An article in this issue of the magazine features a few prominent designers and architects who share their insights on current design trends, a must read for anyone considering starting their new dream home.

Through the first four months of this year, there have already been nearly half as many homes sold as were sold in all of 2017 so home sales are starting out on a strong pace as well. As a result, the supply of available homes on the market remains tight, with only 25 total homes on the market, of which three are currently under contract. The number of lots closed this year is approximately equal to this time last year; however, there are a large number of lots under contract and projected to close this quarter that would put us ahead of the pace for overall lot sales in 2017. Sales activity in The Springs has been strong in recent months and Garner Homes and Stadler Homes are working on completing their first homes available in Cordillera’s newest addition.

Speaking of The Springs, the new Springs Sports Park is under construction and slated to be complete later this summer. This addition of new sports fields will offer a nice added amenity for all Cordillera Ranch property owners. The new Springs Visitor Center will be open in May for anyone interested in learning more about properties available in The Springs, the two new parks and miles of trails it offers.

Also, if you’ve played golf lately you might have noticed the construction occurring along the left side of hole #3, which are the new Lodges being built by Pasadera Builders. As noted in previous magazine articles, the first phase will include two buildings totaling 10 rooms for current members and property owners, their guests and prospective future residents and members. See the article later in this issue for a little more info on Pasadera Builders and these new accommodations.
