Quiet luxury is all about quality over quantity. The look is characterized by understated color palettes, natural materials and tried-and-true design applications with a modern edge. The latest Garner Homes model home perfectly embodies this cozy yet modern style.

Great Room
The expansive great room houses the living, dining, kitchen and butler’s pantry areas under a high vaulted ceiling. The ceiling treatment features Western Hemlock plank paneling accented by contrasting white beams and highlighted by recessed LED lights. White oak 9.5-inch plank flooring runs throughout the space for a warm, connected look. The 6-foot-tall, 3.5-inch-thick pivot door in warm white oak makes a stately entrance.

Ahead of the trend, Trey Garner, owner of Garner Homes, has always valued a quality build. His team has been designing and building homes in premier neighborhoods surrounding the Texas Hill Country since 1998. Since 2005, Garner Homes has completed over 90 projects for satisfied homeowners in Cordillera Ranch. In the process, the Garner team has earned dozens of accolades from their peers on the local, state and national levels. Now, they are unveiling their latest model home.

“We had been in our previous model home for almost seven years,” explained Garner. “So, the team and I are so excited to showcase our latest design that reflects the newest design trends and building innovations.”

The 4,264-square-foot house features four bedrooms, four-and-a-half bathrooms, a dual-purpose game & media room and a 50-foot covered patio that essentially doubles the living area of the home.

" We finished the home in warmer whites and natural wood tones. We’ve seen a move away from stark whites and grays and an embrace for this warm, modern design associated with the quiet luxury trend.” - Trey Garner

Living Area
On the opposite side of the great room, the living area is anchored by a unique cantilevered fireplace design, open on all three sides. The fireplace panel wall is finished in limestone plaster, and the floating hearth is made of contrasting black stone. The living area features a span of sliding glass doors that open onto the 50-foot patio, doubling the home’s entertaining space.

Kitchen
The kitchen features an oversized island with seating for four, outfitted with gray quartz counters and a waterfall edge. Opposite walls feature a bank of built-in custom white oak cabinetry and a picture window over the sink with views into the backyard. The focal point of the kitchen is the range, placed in the center of the space, allowing for easy flow into the open-concept butler’s pantry behind. The range hood is crafted with honed Lueders limestone and a reeded wood header. The butler’s pantry features blue slate cabinetry with glass door fronts, as well as space for a wine/beverage cooler, built-in coffee maker and other small appliances. The chef-grade kitchen is outfitted with all Sub-Zero® and Wolf® appliances.

Media & Game Room
The dual-purpose media and game room can be accessed from the patio area as well. This flexible space features an LED-lit coffered ceiling, scenic wallpaper accent wall, herringbone wood floors and a wet bar with a wine fridge and ice maker. However, the star of the show is the drop-down projector and 160-inch screen, along with automated black-out shades that turn this space into a theater in just minutes.

Home Office
While this home offers plenty of play, the home office provides a designated and refined spot to complete a hard day’s work. The design features a formal monochrome look, complete with LED-lit built-in bookcases and an enameled ceiling with an Art Deco-inspired chandelier.

Primary Suite
The primary suite is conveniently located off its own wing of the home, adjacent to the garage and laundry room for everyday practicality. The relaxing retreat features another cantilevered fireplace finished with hand-applied concrete plaster in a fluted design. The headboard wall is finished in a warm gray grasscloth wallpaper, and dimension is added with more LED backlighting. The bathroom features an expansive wet room clad in a pebble accent tile and sleek large-format polished limestone. The neutrals of the space are contrasted with a black Kohler® plumbing package and dramatic LED lighting in the oversized shower niche.

Home Exterior
On the approach, visitors to the home are welcomed by a ranch-inspired, sawn-cut Lueders limestone exterior. The white Texas limestone is contrasted by a matte black roof and matching window package.

Backyard
The backyard features resort-level amenities. The massive covered patio includes an outdoor kitchen, dining and living areas that mirror those inside. Two mounted televisions are anchored on opposite walls, allowing everyone to have a view of the game, whether dining or lounging. The patio opens onto a stunning pool, complete with a sun ledge and hot tub with overflow edges on all four sides. Past the pool, you can perfect your golf game on a three-hole putting range.

Challenges. Opportunities. Moving Forward.

Fall has been a busy season for the Agronomy team. This important season kicks off after all the fun of the Ladies’ Ranch Roundup, when we begin our greens aerification process. At the conclusion of this process in October, we have now seen the extraordinary benefit of the deep vertical slicing (Graden device) coupled with the normal aerification of punching holes and backfilling with sand.

Bees and Golf Courses

A long-standing interest of mine has been the benefits of using honey and bee keeping. I have enjoyed honey since I was a child and there are many benefits of having honey in your diet. Honey contains a variety of nutrients, it’s rich in antioxidants and is better for blood sugar levels than regular sugar. Research has shown it to promote heart health, promote burn and wound healing, and help suppress coughing with children.
