The Design of DiLusso

Resembling a Tuscan village tucked away in the Texas Hill Country landscape, the Di Lusso Villas at Cordillera Ranch are designed to be a safe, serene retreat for busy people.

With a reputation for using products of exceptional quality and a superior attention to detail that can be seen in each home, Pasadera Builders has been the builder of the Di Lusso Villas for ten years, a “lock-and-leave” community providing landscape maintenance, architectural lighting and remote access to security and HVAC systems for each villa in the secure, gated enclave. 

“The villas in the Di Lusso Village, as the residents call the enclave, is represented with authentic, traditional Italian architecture — its consistency being self-evident,” Gabriel R. Garcia, partner at Pasadera Builders, says. “What is uniquely different about Di Lusso is while the exterior architecture is consistent, the interiors reflect the taste of each villa resident. Our clients are unique in their own rights with experiences and tastes that are authentically original from where ever they come from.”

Whether homeowners prefer classical, museum contemporary or traditional, there are no motif restrictions and an array of design options. “The classic style is the easiest design to understand and implement,” Garcia says. “By definition, this style uses more painted elements with profiles a bit more ornate yet not fussy.”

In a Hill Country contemporary look, Pasadera Builders uses warm, inviting materials and interlaces them with contemporary elements and influences. “For those clients that desire contemporary interior design, we focus on the canvas — which consists of the walls, floors and ceilings — to display the crisply stated elegance of modernism with furniture and thought-provoking artwork. Contemporary design is not achieved by being devoid of detail, but by using the details that require a discerning eye. An example would be placing the base flush with the wallboard using a simple reveal,” explains Garcia.

“The traditional design style, while on the wane today, is still achieved appropriately by installing the same elements used previously but with an updated look,” Garcia says. “Being current with this style is important and can be executed, for example, with smooth beams that are bleached or natural floors and ceilings with lighter hues and thin profiles.”

A Pasadera Builders hallmark is their unmatched detailed finishes, which homeowners select to match their preferred styles, and Garcia believes that one of the most important details is the lighting. “Pasadera focuses on the type, the placement, the color and the method of each luminary because a great deal of effort is put into making the finish selections, and it would be a shame to not put that same emphasis on lighting the selections,” he says.

Whatever the clients’ scheme, motif or design style is, Pasadera Builders maintains an architectural consistency on the exterior architecture, while the interiors are completely malleable. And not just through interior finishes, but also by moving interior walls and changing room sizes and functions. Beginning with a base plan, they work with each client to make it uniquely theirs by modifying the home to fit their needs and desires. The home building process is relatively short –– the average time from purchase to move in is generally within a year. 

Pasadera Builders engages some of the industry’s best in their product development with renowned architect Roy Braswell designing master architecture plans and Nicole Winmill of NR Interiors coordinating interiors. Patterned after Old World Tuscan charm, Di Lusso Villas feature limestone masonry and traditional three-step integral colored stucco exteriors. “Our stucco is field finished by hand with the authentic process not susceptible to fading by the sun,” Garcia says. “We use solid wood windows and doors befitting the upscale market of Cordillera Ranch.”

Imported Italian clay tile roofs feature exposed tail rafters and detailed wood soffits and cornices. All have anterior courtyards and modular paver driveways.

 Understanding the discerning tastes of their clientele, Pasadera Builders delivers elegant, unique designs combining artistic, elevated concepts with pristine, meticulous craftsmanship. “These homes were designed for the demographic who prefers a lock-and-leave home that is in the Hill Country but with all of the amenities of a resort,” says Garcia of the floorplans that suit established couples looking to build a primary home or add to their home portfolio with a second home they don’t have to worry about when they are away.

Conducive to this lifestyle, the homes require very little maintenance. “Homeowners don’t have to own a lawnmower or weed eater. The yard maintenance is handled by the Di Lusso owners association maintenance team. This allows our clients to enjoy traveling or visiting family without the concern that their villa needs attention. We appointed each villa with a control system that allows for remote review and access of the home, which provides a comfort of knowing the status of the home from everywhere and anywhere.”
