Local Partnerships and Public Safety

Two valued community partners opened the evening with presentations on matters directly affecting life at Cordillera Ranch.

Kendall County Commissioner Andra Wisian provided an update on roadwork and improvements along Highway 46 and the surrounding roads — investments that will benefit Ranch residents and the broader community alike.

Bergheim Volunteer Fire Department Chief Adam Hawkins addressed the continued growth in call volume the department has experienced as our region expands. He also shared the welcome news that Cordillera Ranch’s ISO rating has improved — a development that can carry meaningful benefits for homeowners. The POA is grateful for the department’s ongoing commitment to our community.

A Clean Financial Bill of Health

General Manager Kevin Koether presented the 2025 financials with encouraging results. The independent firm Armstrong, Vaughan and Associates — specialists in POA/HOA accounting who serve numerous San Antonio-area communities — conducted a full audit and found no irregularities. Only minor adjusting on journal entries were recommended, all of which were completed, resulting in a clean, unqualified opinion. The Association ended the fiscal year with a positive operating surplus and continues to maintain a healthy reserve fund, keeping the POA on solid financial footing heading into the year ahead.

Architectural Review: Growth Continues

The Architectural Review Committee (ARC) remains one of the busiest arms of the POA, meeting weekly to ensure that new construction and property improvements uphold the design standards that define our community. In 2025, the ARC approved 31 new home starts and processed 233 ancillary submittals covering everything from pools and fences to landscaping and remodels. As of early May 2026, new home submittals were trending upward, with 43 homes either under construction or approved to begin and 35 more in the design review phase — a clear signal that Cordillera Ranch remains one of the most sought-after communities in the Hill Country.

Projects Completed and Underway

The POA team has been active across multiple fronts this past year.

• Kreutzberg Entry Refresh — The Kreutzberg entry received a significant makeover blending aesthetics with sustainability. The irrigation system was upgraded for greater efficiency, drought-tolerant Hill Country native plants were installed, turf grass was reduced, and river rock was added to combat erosion — all part of the POA’s ongoing commitment to water conservation.
• Road Repairs — The POA initiated a competitive bidding process for road repairs in several neighborhoods, including Clubs Village, River Crossing, Sun River, Granadilla, Persimmon and Verde Point, with work ranging from crack sealing and seal coating to asphalt and base repairs. Areas of concern along Rio Cordillera are being evaluated by a geotechnical engineer. Updates will be posted to the POA website once a vendor and timeline are confirmed.
• Walking Trail Upgrades — A two-phase trail enhancement is underway. Phase One will install GPS-verified mile marker medallions every half mile along the Cordillera Trace and Rio Cordillera trails, with a downloadable Google Earth map to follow. Phase Two will add informational signage featuring native flora and fauna, with QR code links to expanded content on the POA website. The Cordillera Ranch Nature Club has generously contributed information and photography for the signage.
• Additional work completed includes underbrush clearing throughout the Ranch, drainage and sod improvements at the Cordillera Trace Mail Center, a camera upgrade to the Verkada system at all Mail Centers, and an increase in construction site inspections to twice per month to protect neighboring properties.

Looking Ahead

Upcoming projects include a native landscaping upgrade at the Joe Klar entry, a drought-tolerant refresh of the Highway 46 entry beds, and a stain and sealer application at the Rio Cordillera mail center. Each project reflects the POA’s commitment to maintaining Cordillera Ranch as a community that residents are proud to call home.
