Developer’s Update

Cordillera Ranch real estate activity passed a new milestone this year: there were over $100 million in lot sales, home sales and new home starts during the 12 months ended 6/30/15. Busting the $100 million mark resulted from a combination of increased number of sales as well as higher average price points. New home starts averaged in excess of $1.2MM per start (excluding lot price) while home resales have averaged slightly over $1MM (homes had an average age of eight years old) and lot sales averaged approximately $300k per lot. Nearly 60% of the lot sales were in the Clubs Village area while the majority of the home resales were in the Ranch community due to a much greater proportion of home inventory in the Ranch community.

New development activity is progressing well with the 2nd quarter release of the new Golf Frontage Estate lots along hole 11 offering panoramic views of the golf course and clubhouse. Also, in August we released six additional Estate lots in Clubs Village near hole 11 (Unit 207E) offering expansive flat building sites, massive heritage oaks and breathtaking views to the north and northeast. These six Estate lots range from 1.23 – 1.7 acres with gentle topography, offering the largest usable lot area in all of Clubs Village. Both of these sections of lots will be completed in the 4th quarter of 2015 and lots are available for sale now. Lots in these sections range from the $200’s to $400k+.

You may have seen the construction work commencing across FM 3351 for the new section in the Springs of Cordillera Ranch. The contractor is making steady progress and is on track to deliver these lots in 2016. We will begin offering select estate lots from 1-3 acres in this area starting this fall, with the official launch the afternoon of the October 3rd Preferred Builders Fair (don’t miss this event). Design and construction of a unique new array of trails, parks and amenities for the Springs of Cordillera is also underway and we’ll be releasing more details on these features later this year. Aptly named for the Cypress-tree-lined spring fed creeks that meander through this 2,300-acre portion of Cordillera Ranch, the Springs will again elevate the amenity offering for this unparalleled community. Miles of refined walking and biking trails combined complemented by rugged nature trails all interconnect to parks along Panther Creek that will give residents the relaxing connection with nature that’s a hallmark of the Texas Hill Country and particularly Cordillera Ranch. The Springs of Cordillera will offer a diverse mix of 1-3 acre creek-front lots, big view lots, equestrian estates ranging from the mid-$100’s to $300k+ as well as 0.7-1 acre lots ranging from the low $100’s to $200’s. New custom homes with all of today’s architectural creativity and Cordillera’s signature, highly restrictive design guidelines will range from $600k to $1.5MM+. Furthermore, these estate home sites will be complete with central water, wastewater and propane gas services as well as GVTC Fiber-to-the-Home telecom: the conveniences of the city with the spacious natural beauty of the Hill Country.

Along with these ongoing developments in this community, we’re also busy designing the new Lodges at Cordillera near the clubhouse which is on track for 2016 delivery and will offer a short-term lodging option for property owners yet to build in the community, Club members, member and property owner guests as well as future Cordillera residents seeking the perfect home in the community. Additionally, design is in process for a new Cordillera Ranch Visitor Center, Clubs Outfitter Center and POA maintenance facility.  Many great things are in the works for this expanding community in the coming years, and we look forward to continuing to carry out the mission of developing a meticulously planned lifestyle neighborhood that preserves the character and beauty of this naturally beautiful ranch for generations to enjoy in the future.
