Cordillera Ranch POA News & Updates

On June 22, 2023, the POA held its Annual Meeting of the Members at The Center located at 17 Old San Antonio Road in Boerne. We had a fantastic turnout, with well over one hundred properties represented with owners in attendance. The Board of Directors and POA staff appreciate the time our property owners set aside to attend the meeting and share their feedback and opinions.

We were able to report that the POA finished 2022 within 0.5% of budgeted operating expenses and within 0.3% of budgeted revenue. A total of over $828k went to the capital reserve account, which equated to 27% of the gross income collected by the POA. These funds continue to allow the POA to invest in capital projects throughout the community such as the remodeling of the Highway 46 Guardhouse, installation of a robust video camera system (Verkada) at the exterior gates and the new, larger playground system set to be installed this fall at Pavilion Park. All are great additions that we believe will add to the privacy and enjoyment of Cordillera Ranch property owners.

In addition to operating and capital expenditures reported during the meeting, a detailed breakdown of the Architectural Review Committee (ARC) process and the number of meetings that occur during the process was discussed. The ARC is currently meeting three times per week to expedite projects moving forward. In 2022, there were 50 new home construction plans submitted and 162 ancillary submittals. As of the Annual Meeting, there were 95 homes under construction or approved to start, along with 47 homes in Design Review. It’s great to see all the activity and look forward to continued build-out of the community, 

Last, and certainly not least, Bergheim Volunteer Fire Department (BVFD) Public Information Officer Lucy Hudson reported call and response statistics for 2022, and 2023 year-to-date. She also spoke about the upcoming “Bustin’ Ours – Savin’ Yours” fundraiser on Saturday, October 7, 2023, at The Roundup Music Venue. As always, we are grateful for BVFD and all they do for the area and Cordillera Ranch.
