A Remarkable First Half of the Year

By:
Gary Short, Director of Real Estate Sales

The first half of 2025 sure has done an about face from the prior year when it comes to sales in Cordillera Ranch, and most notably, home sales. The entire year of 2024 saw exactly 30 homes sold in Cordillera Ranch, whereas during the first six months of 2025, there have already been 29 homes close, with several more pending at the end of that June timeframe. It’s a remarkable turnaround from just 12 months ago and bodes well as we move towards the fall.

There are likely a few reasons why we’re seeing an uptick — first and foremost, Cordillera Ranch is simply a gem in the luxury home space within the Boerne and San Antonio region given our wide array of amenities. The Hill Country is spectacular, our schools are wonderful, we’re close to a major city and airport, and are within a few easy miles of a major Interstate highway. Close, yet just far enough away. So, whether buyers are new to the area or are simply looking to make a change from a current home nearby, they are, in all likelihood, going to find their way to our front door. Couple that with declining interest rates, an increase in available home inventory, and a general overall positive feeling about the state of the market, and you’ve got many of the ingredients for an increase in activity.
