The Springs – Growth Continues

By Charlie Hill

Development activity on two new sections of new home sites is nearing completion and planning is under way for a new phase of lots in the Springs. You may have seen Clubs Drive in the most recent section of lots in Clubs Village, Unit 207 along hole number 12, has been completed and the entry landscaping work will be starting soon.

Over in the Springs of Cordillera Ranch, sales in the first phase continue to progress and there are several homes completed along with four more under construction and another five in architectural design review. Given we’re approximately halfway sold out of the first phase, platting is under way for the next phase of lots in Unit 301C and Unit 302. These two units will deliver 44 new home sites and some new variety. At an average size of 2.3 acres, the 39 home sites in Unit 302 average approximately 70% larger in size than those in Unit 301 while providing numerous view and tree covered lots for privacy. Unit 301C offers five of the most premier home sites offered to date in the Springs. Set along the crystal-clear flowing waters of Panther Creek amid towering Cypress trees, these estates are unlike any we’ve ever offered.

Just like in the first phase of the Springs, these new lots will include central water and sewer service — which saves the homeowner approximately $30,000 to $40,000 per lot versus digging a well and installing a septic system — plus central gas service. With lots ranging from $150k to $270k, that equates to $110k to $230k for home sites without central water and sewer service; however, this pre-development pricing won’t last long so don’t let these unique offerings pass.

Birding in Cordillera Ranch

Bird watching can be a joyful experience. The sounds of birds frolicking outside your Cordillera Ranch home can be a great addition to your garden and landscape. Bird feeders are the quickest and easiest way to attract our winged friends to your yard. If you have ever visited the Outfitter Center at Cordillera Ranch, you’ll have no doubt about how much I enjoy feeding birds and having them around the entire year.

Manager's Message

Wow, what a time of year!

Spring never disappoints, with warmer weather, longer days and prettier everything, it’s easy to feel a sense of rejuvenation and rebirth during these splendid months. While we’re only a handful of months into the year, and there’s a feeling of a fresh start, it also feels as though some things are coming to conclusion.

Play-A-Hole #7

The 7th hole at Cordillera Ranch is our second Par-3 that you will encounter and can look pretty daunting from the tee. The green slopes away from you and to the right while being guarded by a large bunker on the front/right side and a couple of bunkers on the left side. In case you thought long was safe … it’s not — there’s another bunker there, too!
