Craftsmanship Beyond Compare

Todd Glowka believes in building completely custom homes from the studs out, creating everything from dual home office suites to 12-car garages. As one would expect, his new spec development at 45 Sotol Lane in The Springs of Cordillera Ranch is anything but ordinary.

“Our team only takes on eight to 10 projects max per year,” explained Glowka. “The homes we’re building range from 4,500 to 20,000 square feet of living space. These are expansive homes with highly custom details, and we want to devote attention to our clients every step of the way.”

It’s easy to see why Todd Glowka Builder is a Preferred Builder at Cordillera Ranch. “When you work with us, we take you through every step of the process from start to finish for a truly tailored experience,” continued Glowka. “We’ve been building in the Ranch for over 20 years. We know the area and have developed strong relationships with the team to deliver a seamless experience to the client.”

Helping clients hone in on exactly what they want, Director of Client Relations Lauren Iler leads clients through the early design stages. “The design phase is about a 6-month process,” said Glowka. “We guide the client through every step at no cost.” These early phases include pre-selecting finishes to securing the most accurate bids and keeping projects on track.

Glowka’s team also secures premier architects and interior designers best suited for each unique project. “Our clients are very involved from the start. Many are familiar with the home building process and know exactly what they want and need,” said Glowka, adding, “We pride ourselves in designing from the ground up, working in a range of styles from Transitional to Hill Country to Mediterranean.”

For the team, quality design and construction go hand-in-hand. “While I love building in Cordillera Ranch and the Boerne area, I learned to build homes in the Lake Travis and Austin metro,” explained Glowka. “The building codes in these areas are very advanced, and I’ve carried that standard into my projects here.” Glowka’s homes feature optimized energy efficiency, thermal performance, framing and weatherproofing for a solid build.

Glowka continued, “My favorite part of the build process is framing. Everything else falls into place when you have a solid foundation and frame.”

Breaking ground at 45 Sotol Lane …

“We’re very excited to break ground on our latest project,” said Glowka. “It’s going to be an amazing property.” Taking the opportunity to work in a new style, Glowka and his team used Santa Barbara architecture as inspiration for the 45 Sotol Lane spec house, located in The Springs of Cordillera Ranch. “We wanted to do something different,” said Glowka. “There’s not a lot of West Coast-influenced architecture in Cordillera Ranch. However, we’re working with more and more Californian transplants in the area. We wanted to create something that would resonate with them. The Santa Barbara-style incorporates bold colors into the finishes and tile work vs Mediterranean, which can be more muted in those areas. Our goal for this home is to create a Santa Barbara exterior with a clean modern interior.”

The plans for the home include over 5,200 square feet of living space, spanning four bedrooms, four-and-a-half bathrooms, a game room, a gourmet kitchen with Sub-Zero® and Wolf® appliances plus an expanded prep pantry with additional appliances, a walk-in wine cellar with ample bottle storage, custom inset walnut cabinetry throughout with hand-selected reclaimed timbers and trusses, a full-home automation package, and a resort-style pool and patio accessed by a 16-foot multi-slide sliding door. “These are the finishes you’d expect on a multimillion-dollar home,” Glowka added.

The exterior plans include a California Modern color palette using painted stucco and natural limestone, touches of hand-carved architectural stone, a terracotta clay tile roof with a 5-blend custom colorway, and wrought iron accents. The one-story home lives large with ceilings soaring to more than 23 feet in the great room, and expansive windows from the floor up providing views of every angle of the property. “The home has a beautiful spot in the Ranch and will look stunning from the street,” said Glowka.

Unique custom finishes at Sendero Ridge …

One of Glowka’s custom projects includes a Hill Country-style home with a modern twist in Sendero Ridge, a large-estate neighborhood within Cordillera Ranch. This property features variegated charcoal board and batten siding, creating a stunning contrast with the smooth-honed architectural stone entrance. “I love the rear elevation of this property,” said Glowka. “It features oversized covered patios flanking the pool, accented with massive beams that create the rustic Hill Country look the homeowners wanted.”

The custom features continue inside, with expansive limestone rock walls, a glass case gun room, and a wet bar that would rival your favorite neighborhood pub. However, one of the most impressive custom features is the massive 12-car garage build-out designed around an exceptional collection. “The owner won the Ridler Award for a car in his collection, one of the highest honors,” said Glowka. “So, it was important to design a space to house his collection and display his many accolades.”
